How to Sell Your Home Faster and for More Money: A Client's Success Story

Attracting the highest possible value for your home requires multi-channel marketing, proper pricing, and an expert knowledge of local market conditions.

But if your home doesn’t present well to the audience you’re trying to reach, marketing and pricing it right only go so far. If you want to get top dollar for your home, spending a little time and effort getting it in “show ready” shape goes a very long way.

47% of buyers’ agents cited that home staging had an effect on most buyers’ view of the home.

82% of buyers’ agents said staging a home made it easier for a buyer to visualize the property as a future home.

Staging the living room was found to be very important for buyers (46%), followed by staging the master bedroom (43%), and staging the kitchen (35%).

National Association of Realtors, 2021 Profile of Home Staging

Recently, a client of ours asked us to help sell his parents’ home. As you would expect, a lifetime of beautiful memories had accumulated and there was some deferred maintenance that needing attending. We recommended professional cleaners, organizers, and stagers assist to get the home ready – this was not a one man (or woman) job. Our client agreed, and we were off to the races. Here’s how it went…

De-Cluttering

We all know how important decluttering is when you’re trying to sell your home. It’s just hard for buyers to imagine themselves in a home when they can’t get past all the “stuff.”

Paint and Touch-ups

A property’s curb appeal helps sell the property from the outside in. It sets expectations for what buyers will find on the inside of a home. And if they like what they see, they are more inclined to look on the inside. Here, we painted the front door and surrounding trim, as well as upgraded some of the landscaping.

Staging

Staging doesn’t necessarily require moving everything from a home and replacing with new things. A lot of times, just moving furniture around and removing SOME of it will do the trick. In this case, a small moving truck removed some furniture and personal items. But we primarily used the home’s existing furniture, and brought in just a few items for finishing touches.

No Up-Front Improvement Costs

While in this case our client did not use COMPASS Concierge, the program is worth mentioning here. COMPASS Concierge is an innovative, one-of-a-kind program that offers sellers a way to get their homes “show ready” without having to incur the expenses immediately.

COMPASS simply fronts the cost of home improvement services like the ones we’ve mentioned above (and many others), with no interest. And then the seller pays it back upon closing.

You can learn more about the Concierge program here.
